Meeting opened by James Deming at 7:17 p.m.
Old Business:
Applicant, Joan Henderson, appeared before the Board, for a follow up review of an intended farm and garden stand with green house, to be located on New Boston Road (Route 57, Map 409, Lot 5.1). The current owner of the property, Carolyn Mills, was also present.
o Applicant was advised that no Special Permit will be required, but an engineer’s or
architect’s survey is needed for Site Plan Review.
o No action was taken, as survey is not yet available.
New Business:
Applicant Wayne Keefe presented a Site Plan for an Approval Not Required (ANR) creation of six lots.
o Owner – Joan Morvidelli
o Location – Colebrook River Road
o Map 410, Lot 19.1
o The six lots are all conforming in size and frontage
o One of the six lots contains an existing house
o Site Plan approved unanimously
Applicant Richard Gemme of 282 Skylie Trail, chester, MA, 01011, telephone 413-667-0063, cell phone 413-374-6696, presented a site plan for the addition of a side deck on a house being constructed.
o Owner Chester Fisher, 14 Rembrooke Drive, Avon CT. 06011
o Map 101, Lot 30
o Location – 185 Lands End Drive
o Size of deck – 16 x 22 feet
o Two sides of the deck will encroach on the side line setback
o Because the lot is a very small, pre-existing, non-conforming lot, the Board authorized
Hearing for a Secial Permit to extend the deck into the sideline setback.
Surveyor, John Campetti, 1496 West Housatonic Street, Pittsfield, MA 01021, presented a Site Plan for an ANR creation of five lots from a recently created ANR lot.
o Owner – Easter Development, Inc., 310 Radio Avenue, Miller Place NY 11764
o Location – Colebrook River Road
o Map 401, Lot 33.1
o The five lots each conform in size and frontage to Tolland’s Zoning Requirements
o Site Plan approved unanimously
Builder Eric Munson, Jr. left a site plan for construction of a house on a vacant lot
o Owner – Ken and Debbie Whitting
o Location – Lands End Drive
o Map 115,Lot 76
o The house, as shown on the plan, violates a sideline setback by 15 feet, and the corner of a
deck violates the front setback by 6 feet
o Due to setbacvk violations, the site plan was not approved, but has been referred to the
Zoning Board of Apeals for a Variance application.
Applicant Kathie Bonadies applied for a permit to have a plant stand on her property.
o Map 410, Lot 15
o Parking will be in her existing driveway, off of Colebrook River Road
o As plant stands are permitted by right, the application was approved
o Applicant was advised to apply for a Business Permit from the Town Clerk
The next meeting of the Planning Board is scheduled for May 21, 2007 at 7:00 p.m.
